The Palmetto Bend Construction Team was composed of five distinguished professional organizations with vast building experience in designing and constructing architecture of significance and beauty.

The Builder

Palmetto Bend was built by Crossroads Construction based in Lakeland, Florida, the historical business center of Florida. The construction team consisted of Crossroads Construction president David Tavlin, Project Manager Matt Barwick, and on site Project supervisors Walter Sullivan and Henry Schramm. This team and all the staff at Crossroads Construction worked diligently and tirelessly completing Palmetto Bend on schedule, on budget and according to the plans. It was obvious during construction that Crossroads Construction is a well run company.
Since incorporating in 1995, Crossroads Construction has successfully completed more than 700 projects throughout the State of Florida for a wide variety of owners as a General Contractor, Construction Manager and Design-Build Contractor. They have the knowledge and experience to insure that any project is completed timely and within budget, with quality and safety always a priority as it was on our project. We were kept aware of what was going on, the possibility of delays (a few of which were no consequence) possible changes to construction (none of any consequences), any mistakes made (one, again of no consequence) and request for our input as owners. We really enjoyed the meetings with Mr. Tavlin, who was a no non-sense straight forward CEO. Not one personwas injured on our project because of Crossroads consummate planning and scheduling of sub contractors and equipment. The flow of construction, from delivery of materials to install, was seamless. Each subcontractor, materialman, rental supplier, parts or other supplier showed up on time and did everything correctly. Nothing was out of order.

We picked Crossroads from several design-build companies which bid on the project. Crossroads’ bid was not the lowest, but their resume, their presentation, our meeting with Mr. Tavlin, the President, the personnel with whom we came in contact were informed, competent, resourceful, and articulate. Each of the pre-build meetings were informative, productive, thorough and to the point. We left the meetings well informed and aware of the next step in the process. We felt this is one very capable design/build company. We also selected Crossroads because of other factors. One of them was the fact of the multiple projects Crossroads had done and was doing for the University of South Florida. Though our project was of moderate size, it was small compared with some of the structures Crossroads had built and was building on the USF campus. We were correct in assuming if Crossroads could navigate the difficulties of contracting with the onerous State University System of Florida, their personnel could handle our project. We were not disappointed in the least.

Architects

Designed by Furr & Wegman. The architect in charge of the project was Phillip Wegman. Furr and Wegman is also based in Lakeland. Phil Wegman is a talented man with wide ranging interest in architectural form and its intersection with the function. When we approached his firm and gave him ideas of which form and told him what Palmetto Bend would be for its tenants, he immediately had ideas. We were please almost as immediately.

The Engineers
Kimely-Horn

The Site Engineer was Kimley-Horn. Elissa Turner was the engineer in charge of the project. Elissa was an excellent engineer. At every turn, whatever the problem, Elissa or her staff were right on it, fixing it, consulting with us, making sure it was done as Palmetto Bend should be done. FORTUNE magazine named Kimley-Horn one of its 100 Best Companies to Work For in 2005, 2006 and 2007. CE News named Kimley-Horn the #1 place to work in 2004 and 2006. We can see why, Palmetto Bend is an engineering marvel.

The Interior Designers

Commercial Design Services, Inc. Executed the interiors and exteriors designs and provided furniture for two of the tenants. From the tile, to the paints, to the borders, Karen Barben at CDS worked well with the other members of the team, consulting, bringing paint colors, tile colors, woods and fixtures into a functional beautiful combination which highlights the buildings and beautiful location. As CDS says on its web site: “The finished product is an office-place that stands out amongst your peers, exudes your brand, and transforms your company’s image into a tangible entity.”

As a result of the team effort of all these professionals, your office at Palmetto Bend is a unique space designed for calm, productive efficiency where your business can produce as much as possible. The Property and Buildings
The buildings were both finished in June 2007, so when we say “your new office is waiting” we mean new. This space is new, its fresh, you can still smell the new paint. And it’s a true accomplishment of office space creation.

Location - on one acre of land, facing Bearss Avenue between 18th and 19th street, this picture shows the property before development. Now separated from Bearss by a raised foundation and fenced from the residential district just behind, Palmetto Bend is as beautiful developed as it was wooded.

 

Roofing- beautiful “Gavalum,” galvanized aluminum roofs with a vent cap and vent ridges for cooling and keeping energy costs low.

The roof is braced with high pitched frames which keep the heat from your office ceiling and allow excess to dissipate out of the roof vents and caps, keeping you and your staff cool during the summer. See the faint light coming from the ridge vent? That means a cool office for you and your staff and clients.

Insulation- Important for the heat and occasional cold we get, Palmetto Bend has eight inch thick fiberglass insulation panels in the roof of your office to keep in the cool in summer and the heated in winter.

Heating and Cooling- High capacity Carrier heat pumps to keep your office at the right production temperature- not hot in the summer, not cool in the winter.

Walls- full sized block wall with “stem-wall” construction, extra firm, with soundproofing isolating you and your staff from any outside sounds allowing you to be at your maximum productivity.

Windows- tinted thick windows all around.
High windows in the sides and back... 1

Floors- large coarse tile floors that hold up under client traffic and make the necessary good impression on your clients, customers or patients.
