Pitch Pines
Pitch Pines is a 25-acre residential development project that reflects a strategic approach to land acquisition and long-term value creation.

Located just off Kent Road in Georgetown County, this property was identified and acquired based on its strong positioning—offering a balance of privacy, space, and convenient access to downtown Georgetown and surrounding areas. The site’s location allows for a rural setting while still being within close reach of everyday amenities, making it highly attractive for future residential use.

The vision for Pitch Pines centered around creating a thoughtfully planned single-family community. Preliminary plans included around 40 homesites with larger lot sizes, aligning with the area’s low-density residential zoning and preserving the character of the surrounding landscape.
​
This project highlights our ability to identify well-located land, understand zoning and development potential, and position a property for its highest and best use. Pitch Pines has also been recognized and referenced by other realty groups as an example of a well-positioned development in the Georgetown market, further reinforcing the strength of our approach and the quality of our projects.

Mount Hope
Mount Hope is a land project that showcases our ability to take a larger tract and thoughtfully position it for its highest and best use.

Originally a 34.45-acre parcel located on South Island Road in Georgetown, this project was not acquired by us, but instead developed on behalf of a client. Through our market knowledge and experience, we were able to guide the owner toward a strategy that maximized the property’s potential and aligned with current buyer demand.
​
Phase One of the project has been successfully completed, featuring three road-front lots designed for residential use. These parcels include 3.52 acres, 2.80 acres, and 2.51 acres—each offering ample space for homesites while maintaining the character and appeal of the surrounding area.

Mount Hope reflects our ability to not only invest in land, but also advise clients on how to unlock value—identifying the right approach, executing a clear plan, and turning raw acreage into desirable, market-ready property.




Choppee Road
The Choppee Road project is a strong example of our ability to work alongside clients to unlock value and execute a clear land strategy.

Originally a 17.8-acre tract, this property was subdivided into three residential parcels, consisting of 6.23 acres, 5.76 acres, and 5.81 acres. Each lot was positioned to meet market demand for larger homesites, resulting in successful sales and a well-executed outcome for the client.
​
In addition to this project, we have also assisted the same client in the sale of an 8-acre tract and an 18.8-acre tract, further demonstrating our ability to consistently deliver results across multiple properties.

Our relationship with this client remains ongoing, and we are currently working together on another project. This continued partnership reflects the trust we have built through our work and our commitment to helping clients maximize the value of their land over time.
HWY 51 Dollar General
This project highlights our ability to identify commercially viable locations and position them for successful end use.

Originally owned by our team, this property on Highway 51 in Georgetown was acquired with a clear vision for its potential as a retail site. Through strategic positioning and an understanding of market demand, we recognized the opportunity for a national retailer to serve the surrounding area.
​
The property was ultimately sold to Dollar General, allowing them to establish a new location and provide convenient access to everyday goods for the local community.
